Residents fear development means new direction for Bribie

A DEVELOPMENT application for a four-storey, eight-apartment complex in Bongaree has been put to council and some residents are worried it could be the end of Bribie's community feel.

The application for the material change of use for 14 Fourth Ave was first put to the Moreton Bay Regional Council in April and is open to public submissions until July 20.

Fourth Ave residents Rick and Vivienne Learoyd think council is trying to fly the plans under the radar.

"I feel that it should be known to the public - they put a couple of little signs on the building but I don't think that's enough,” Mr Learoyd said.

"When I moved into Fourth Ave, the maximum height was three storeys.

"If they go ahead with this building, it's going to block out most of the sun to the middle set of units and it's going to create havoc with the parking.

"We're a bit worried because it's the first of its kind in Bongaree.

"If this is passed, I think it will become a concrete jungle and it's wrong.”

Mr Learoyd said a group of residents gave drawn up a petition outlining their concerns, including the height of the building, the lack of parking included in the plans and the impact the development could have in terms of flooding.

"Our petition to council talks about the impact of such a visually dominant and overbearing development that is not conductive to the surrounding areas,” Mr Learoyd said.

"My concern is that if this goes through, it's going to create problems for a lot of people in this area.”

In June, council outlined issues with the development application including a flood hazard requiring filling which would increase the height of the building beyond acceptable measures.

AEV Architects said the design proposal was compliant with the requirements of the coastal hazard overlay code and provided adequate parking spaces to facilitate the site according to council requirements.

A Moreton Bay Regional Council spokesperson said the development application was currently in the public notification stage and was yet to be assessed.

"Following the publication notification and assessment stages, the application will be referred to council for a decision,” the spokesperson said.
